WORK STARTS ON NEW HOMES FOR LOCAL PEOPLE IN LITTLE SNORING

Work has started on 19 new homes in Little Snoring – ten of which will be affordable homes for people with a connection to the local area.

Representatives from Broadland Housing Association, North Norfolk District Council and Aspen Build came together at the site, off The Street in the village, to ceremonially cut the first sod to mark the beginning of construction.

Eight of the new homes will be made available to local people at social rent (approximately 60% of market rent), while a further two will be offered on a ‘rent to buy’ scheme.  The other nine new homes will be available for open market sale, with proceeds subsidising the construction of the affordable homes.

All of the one-, two- and three-bedroom homes will be built to the highest environmental standards, with solar panels, air source heat pumps and very high levels of insulation.  The site will also include a public open space with a landscaped pond.

Jenny Watson, chair of Broadland Housing Association, which is leading the project to provide the new homes, said, “We are very happy to be building homes for local people here in Little Snoring.  Like many villages in north Norfolk, there is an acute shortage of affordable homes here.

“We are especially pleased to be able to offer the affordable rental homes at social rent, a lower level of rent which equates to approximately 60% of market rents.  Coupled with the energy-efficiency of these new homes, that means they will be truly affordable.”

Cllr Wendy Fredericks, deputy leader of North Norfolk District Council and portfolio holder for housing and people services, added, “We are delighted once again to be working with Broadland Housing to provide affordable homes for local people in our district.”

The new homes are being built by Suffolk-based builders Aspen Build, the first project they have undertaken with Broadland Housing.  The new homes will all have an EPC rating of ‘A’, while the site is also contributing a ten per cent ‘Biodiversity Net Gain’.

The new homes will be release in two phases, with the first ones made available in November 2026.  The affordable homes will be prioritised for people who have a connection with Little Snoring and its surrounding villages.
